Rentes différentielles et rente absolue : un réexamen

Abstract

Il existe en matière de rente foncière un schéma théorique assez largement répandu depuis le XIXème siècle : les conditions économiques inégales attachées naturellement et définitivement aux différentes parties du sol font naître des rentes différentielles égalisatrices. A ces rentes différentielles s'ajoute une rente absolue, la même sur tous les terrains. Mais des divergences irréductibles apparaissent dès qu'il s'agit d'expliquer la constitution de ces rentes, chaque conception révélant parfois un certain manque de cohérence. Le désaccord le plus fondamental concerne la rente absolue, que les économistes expliquent, qui par le moyen de la "composition organique du capital" (MARX, 1894), qui par le "monopole de la propriété foncière" (SMITH, 1776, MARX, 1894), qui par la rareté.Le schéma conventionnel : rentes différentielles naturelles plus rente absolue est imparfait à plusieurs titres : naturalité des rentes différentielles,sources des rentes foncières, additivité des rentes différentielles et absolue, absence de la dimension spatiale. Ce papier est le second d'une série consacrée à un réexamen de ces questions.
