Le marché immobilier parisien : quelles spécificités ?

Abstract

Le marché immobilier parisien connaît des tendances spécifiques, notamment depuis 2007. En effet, alors que la crise a mis fin à la hausse des prix sur l'ensemble du territoire, celle-ci s'est poursuivie dans la capitale, ce que l'on peut expliquer selon Pierre Madec à la fois par des facteurs d'offre et de demande. En particulier, le prix très élevé du foncier, lié à la rareté des terrains, pèse fortement sur la construction de logements. Le dérapage des prix immobiliers se répercute en partie sur les loyers. Le marché du logement parisien se caractérise également par un taux élevé de vacance et un engorgement du marché du logement social.
