Abstract

Les marchés fonciers et immobiliers ont connu une transformation majeure de leur environnement sous l'effet de l'expansion internationale de la finance de marché. Ce processus a pour effet de recentrer la focale sur l'immobilier, et en conséquence d'y « dissoudre » le foncier par le jeu des contrats complexes qui organisent la dématérialisation des droits de propriété. Un tel brouillage des frontières entre foncier et immobilier devrait inciter à retravailler la compréhension de l'articulation entre ces deux marchés. Cet article montre que c'est tout le contraire qui se produit. Plus que jamais, la recherche se trouve clivée entre les recherches foncières et les recherches immobilières.
