Abstract

La méthode des prix hédonistes (MPH) a été utilisée pour étudier les effets de l'intensification de l'agriculture sur la rentabilité du tourisme rural. En identifiant les nuisances et aménités d'origine agricole qui influencent les prix, il s'agissait de fonder les politiques du tourisme rural. Six cents gîtes ruraux de Bretagne ont été caractérisés par leur prix de location aux différentes saisons et par trois catégories d'attributs : intrinsèques, de localisation, environnementaux. Les variables environnementales décrivent l'utilisation du sol par l'agriculture. L'intensification de l'agriculture diminue le prix des gîtes. L'article permet, au-delà, de contribuer à l'évaluation des politiques agri-environnementales.
