Abstract

Zusammenfassung Wohnraum wird in weiten Teilen Deutschlands, in erster Linie in Städten und Ballungsräumen, immer teurer. Die günstigen Zinsen lassen den Immobilienerwerb zwar auf den ersten Blick erschwinglich erscheinen. Viele Haushalte mit geringen oder mittleren Einkommen konnten allerdings der Immobilienmarktentwicklung nicht hinterher sparen und in ausreichendem Maße Eigenkapital aufbauen, um selbst Immobilienbesitzer zu werden. Das Problem des fehlenden Eigenkapitals kann durch das hier vorgeschlagene Mietkaufmodell gelöst werden. Die Mietkäufer profitieren von stabilen Mietkaufraten und können so nachhaltig privates Vermögen aufbauen. Da die im Modell vorgesehenen staatlichen Investitionen mittelfristig in Form von Rückzahlungen der MietkäuferInnen an den Staat wieder zurückfließen, kann dieses zum Bau weiterer Wohnungen eingesetzt werden. Das Mietkaufmodell stellt damit ein nachhaltiges Instrument zur Steigerung der Quote selbstnutzender Immobilienbesitzer und des Vermögensaufbaus dar.
