Wohnungsvermietung in den Volkswirtschaftlichen Gesamtrechnungen – Konzepte, Methoden und Ergebnisse

Abstract

Sowohl die Vermietung als auch die Eigennutzung einer Wohnung oder eines Hauses durch die Eigentümer ist bei der Berechnung des Bruttoinlandsprodukts zu berücksichtigen. Während für vermietete Wohnungen ein Mietwert erhoben wird, ist in den Volkswirtschaftlichen Gesamtrechnungen für eigengenutzte Wohneinheiten eine unterstellte Miete von vergleichbaren Mietobjekten anzusetzen. Diese Berechnungen erfordern tief gegliederte Daten zur Struktur des Wohnungsmarktes. Die ermittelten Makrogrößen zeigen die wirtschaftliche Bedeutung der Wohnungsvermietung. Bei internationalen und intertemporalen Vergleichen wirken sich Unterschiede in der Wohneigentumsquote nicht auf das Bruttoinlandsprodukt aus.
