Ein hedonischer Mietpreisindex für studentisches Wohnen

Abstract

Am Wohnungsmarkt für Studenten haben sich in den letzten Jahren deutliche Anspannungen gezeigt. Um die Mietpreisentwicklung für studentisches Wohnen zu messen, wurde ein hedonischer Mietpreisindex von der Deutschen Real Estate Funds und dem Institut der deutschen Wirtschaft Köln entwickelt. Dieser Studentenwohnpreisindex wurde auf Grundlage der Angebotsdaten von ImmobilienScout24 für 15 Groß- und Universitätsstädte für den Zeitraum 2010 bis 2016 berechnet. Demnach kam es in dieser Zeit zu teils deutlichen Mietsteigerungen, allerdings in einer Spannweite von 8,0 bis 37,3 Prozent. Außerdem wurde die Miethöhe einer standardisierten Studentenwohnung ermittelt, um eine bessere Vergleichbarkeit der Ergebnisse zu ermöglichen. Auch die berechneten hypothetischen Mieten signalisieren eine große Diskrepanz zwischen den betrachteten Städten. Während in München monatliche Mietkosten von 615 Euro anfallen, werden für eine vergleichbare Wohnung in Leipzig lediglich 316 Euro fällig.
