Gibt es eine spekulative Blase am deutschen Wohnimmobilienmarkt?

Abstract

In den Jahren 2010 und 2011 sind die Preise für Wohnimmobilien in Deutschland zum ersten Mal nach über einer Dekade wieder flächendeckend real gestiegen. Die Preissteigerungen sind mit bis zu 5 Prozent pro Jahr in einigen Metropolen teilweise so rasant, dass eine Marktüberhitzung oder die Entstehung einer spekulativen Preisblase befürchtet wird. Derzeit gibt es jedoch keine Anzeichen für eine spekulative Blase am deutschen Immobilienmarkt. Die Preise folgen vielmehr den Mieten und der starken konjunkturellen Entwicklung. Wesentliche Treiber für die dynamische Preisentwicklung in den Großstädten sind vor allem die Re-Urbanisierung und der Wunsch der Investoren, eine sichere Anlage zu tätigen.
