Büroleerstand - ein zunehmendes Problem des deutschen Immobilienmarktes

Abstract

Während der letzten 20 Jahre ist der Büroleerstand zu einem sichtbaren Problem in vielen deutschen Städten geworden. Lag die durchschnittliche Leerstandsrate in den größten 125 Städten im Jahr 1990 noch bei 1 Prozent, waren es 2010 knapp 7,5 Prozent. In den sieben großen Metropolen lag sie sogar bei über 10 Prozent. Den steigenden Leerständen stehen dabei Fertigstellungen neuer Büroflächen gegenüber, weshalb der Leerstand selbst bei steigender Nachfrage nicht abgebaut wird. Problematisch ist diese Entwicklung, weil Leerstand negative Folgewirkungen für die umliegenden Gebäude haben kann und einer effizienten Flächennutzung entgegensteht, zum Beispiel für Wohnzwecke. Gerade angesichts des demografischen Wandels und der damit zu erwartenden rückläufigen Büronachfrage sind Lösungen zur Begrenzung der Leerstandsproblematik dringend erforderlich.
