Análisis de la concentración del mercado del sector inmobiliario en el Ecuador. Período 2016-2020

Abstract

This article studies the market competition corresponding to the Ecuadorian real estate sector, specifically the subgroup that belongs to: L6810.01 Purchase -sale, rental and exploitation of owned or leased real estate of the International Uniform Industrial classification for the years 2016 to 2020. The objective of this research is to analyze the concentration of the real estate market in Ecuador using concentration indicators, such as Cr4, Cr8, Herfindahl-Hirschman and an equivalent number, for whichthe sales income has been usedin dollars reported by the companies that operate in this sector and subgroup; The data has been provided by the Superintendency of Companies, Securities and Insurance of Ecuador for the study period 2016-2020. Among the main conclusions resulting from the analysis carried out, it can be mentioned that the market of the segments corresponding to Purchase -sale, rental and exploitation of owned or leased real estate for the years 2016 to 2020 is not concentrated, and that in 2020 this sector of the economy experienced a contraction in its sales levels equivalent to approximately 62% as a result of the global health crisis.
