Abstract

Zusammenfassung Zehn Jahre nach Beginn der Subprime-Krise übersteigen die Wohnimmobilienpreise in den USA leicht den Höchststand des vorherigen Booms. Sowohl das Hauspreis- wie auch das Kreditwachstum bleiben bislang jedoch unter ihrer damaligen Dynamik zurück und die Wohnungsbautätigkeit ist verhalten. Insgesamt ist die Risikolage vor dem Hintergrund vergleichsweise konservativer Kreditstandards begrenzt. Der Wohnungskreditmarkt hat sich strukturell verändert, vor allem durch eine fortschreitende Spezialisierung entlang der Arbeitsschrittfolge von Kreditvergabe, -verbriefung und -bedienung. Sowohl bei der Vergabe wie auch bei der Bedienung gewinnt der unregulierte Nicht-Banken-Sektor deutlich Marktanteile hinzu. Im Verbriefungsgeschäft nehmen staatliche Akteure eine dominierende Marktposition ein. Insgesamt lassen sich Schwachstellen und potenzielle Risikokanäle der veränderten Marktstruktur identifizieren. Ein ernstzunehmender Belastungstest steht jedoch noch aus.
