Abstract

One of the functions of a lease is to define the responsibilities of the landlord and tenant in managing and maintaining the property. This paper explores the relationship between lease length and the allocation of these responsibilities in foreign enterprener practice. Two examples of the relationship between lease length and the responsibilities for the property within particular countries, Australia and Great Britain, are provided below. Also it analyses the reasons why long leases would be expected to give tenants more control over their premises than short leases in brief.
