Конкурентная Среда На Рынке Жилой Недвижимости: Особенности И Закономерности

Abstract

Рассматриваются особенности развития конкуренции и конкурентной среды на рынке жилой недвижимости. Приводятся расчетные данные показателей уровня концентрации на рынке жилья г. Томска в период 1998-2010 гг., дается характеристика особенностей рынка жилья по его сегментам. Рассматриваются факторы, определяющие конкурентную среду. Анализируются существующие подходы к оценке концентрации товарных рынков. Рассмотрены тенденции и факторы, влияющие на конкурентную среду. Выявлены преобладающие типы конкуренции на различных сегментах рынка жилья и тенденции усиления концентрации на первичном рынке, ведущие к смене олигополистического типа структуры рынка на тип монопольной конкуренции.
