Abstract

[spa] Las disparidades de los alquileres - Estatuto de la vivienda, ubicación, superficie, confort, antigúedad, todos estos factures constituyen las disparidades existentes entre una vivienda y otra. Un alquiler puede presentar distintas características : estar dividido por dos cuando se trata de un HLM, creciente, teniendo en cuenta la importancia de la ciudad, tanto más elevado por metro cuadrado cuanto que la vivienda es pequeña, superior para las viviendas más confortables y recientes y mucho menor cuando el inquilino la ocupa desde hace mucho tiempo. Por otra parte, el alquiler es mucho más sensible a estos elementos en caso de que la vivienda per- . tenezca al sector libre. . Entre 1984 y 1988 se renovó profundamente el marco legislativo. En tal contexto, el aumento de los alquileres fue más sostenido que el de los precios y superior al de las expensas locativas. . En resumidas cuentas, los franceses dedican una parte cada vez más importante de sus ingresos a los gastos de vivienda. [eng] Differences in Rents - Status, location, size, comfort and age are the elements which determine the differences in rent between two dwelings. Thus rent is: divided by two in a HLM (low-rent housing); growing with the size of the city; higher per square meter the smaller the dwelling; obviously higher in the most comfortable and the most recent homes; and lower if the tenant has lived in the dwelling for a long time. The rent is influenced to a greater extent by these elements if the dwelling belongs to the uncontrolled sector. . Between 1984 and 1988, the set of laws concerning rents was changed considerably. In this context, rents rose faster than prices and much faster than maintenance costs. In total, French people devote an increasingly larger share of their income to house expenditures. Un loyer est ainsi : divisé par deux en HLM ; croissant avec la taille de la ville ; d'autant plus élevé au mètre carré que le logement est petit ; évidemment supérieur dans les logements les plus confortables et les plus récents ; et d'autant plus faible que l'occupant du logement est installé de longue date. Le loyer est d'ailleurs beaucoup plus sensible à ces éléments quand le logement appartient au secteur libre. . Entre 1984 et 1988, le cadre législatif a été profondément renouvelé. Dans ce contexte, la croissance des loyers a été plus soutenue que celle des prix et bien supérieure à celle des charges locatives. Au total, les Français consacrent une part de plus en plus lourde de leur revenu à leurs dépenses de logement.
