Abstract

[fre] En 19 ans, le prix moyen des terres agricoles en France a été multiplié par plus de 6,5, passant de 1 100 F par hectare en 1950 à 7 500 F/ha en 1969, soit un taux moyen d'augmentation de 10,4 % par an en valeur courante. En valeur réelle, compte tenu.de l'augmentation générale des prix, le prix de terre a été multiplié par 2,6. . Les deux principales phases de hausse, durant lesquelles l'augmentation moyenne a été de près, de 16 % par an, correspondent aux années 1956-1958 et surtout 1961-1964. Depuis 1965, on assiste à une stabilisation progressive du marché foncier que n'ont même pas troublée durablement les événements de mai 1968. . Il résulte de l'ensemble de cette évolution que le placement sous forme de terres agricoles se révèle avoir été, au cours de la période, un placement sûr et avantageux, comparé aux autres formes d'investissement, or et valeurs mobilières. In real value, allowing for the general rise of prices, the price of land has multiplied by 2.6. . The two main phases of rise, during which the average increase was nearly 16 % per annum, were the years 1956-1958 and above all 1961-1964. Since 1965 there has been a progressive stabilisation of the market for landed estate which was not even permanently disturbed by the events of May, 1968. . The conclusion to be drawn from the overall trend is that investment in agricultural land proves to have been, over this period, a safe and profitable investment compared with other forms of investment such as gold or negotiable securities. Las dos fases fundamentales de incremento, durante las cuales el aumento medio ha sido de un 16 % al afio poco más o menos, corresponden a los anos 1956-1958 y mayormente a los anos 1961-1964. Desde 1965, se presencia una estabilización progresiva del mercado de bienes raíces, estabilizacion que los acontecimientos de mayo de 1968 no perturbaron de manera duradera. Puede deducirse del conjunto de esta evolución que la imposición en forma de tierras vegetales se revéló a lo largo del perfodo una imposiciôn firme y ventajosa comparada con las demás formas de inversión, oro y rédito.
