El mercado peer-to-peer de alojamientos turísticos en Euskadi y su impacto sobre los hoteles

Abstract

A statistical, econometric examination of current ads on the Airbnb platform in the Basque Country reveals, among other things, that the P2P market for tourist accommodation is basically urban in nature and focused mainly on provincial capitals, where it has grown exponentially since 2014. It takes the form of a short-term rental market for entire homes, where demand is concentrated on just part of the supply. There are also certain peculiarities in the main variables affecting prices, which have led to it having a negative effect on hotel occupation. Major differences are observed between Bilbao, Donostia-San Sebastian and Vitoria, which explains why their respective municipal councils have stepped up to adapt their regulatory frameworks to their specific circumstances.
