Wohnungsbau 1995 weiter auf hohem Niveau

Abstract

Die Wohnungsbaunachfrage - gemessen an der Zahl der erteilten Baugenehmigungen - ist im Verlauf des Jahres 1994 bis Oktober in den alten wie in den neuen Bundeslaendern kraeftig gestiegen. In Westdeutschland war dieser anhaltende Anstieg eher ueberraschend: Die neuen Bauvorhaben summieren sich auf 580 000 Wohnungen nach 524 000 im Jahre 1993, wobei sowohl der Eigenheimbau (um ca. 20 000 Wohnungen) wie der Geschosswohnungsbau (um ca. 35 000 Wohnungen) zulegten. In Ostdeutschland naehrt sich der Boom im Geschosswohnungsbau aus Steuerverguenstigungen nach dem Foerdergebietsgesetz; daneben stellt auch dort die Nachfrage nach Wohneigentum eine kraeftige Stuetze dar. Die Zahl der 1994 genehmigten Wohnungen wird dort 117 000 erreichen (nach 83 000 im Vorjahr). Im Verlauf dieses Jahres wird die Nachfrage in Ostdeutschland weiter steigen, waehrend in Westdeutschland der Gipfel bereits ueberschritten sein duerfte. Insgesamt wird jedoch das hohe Niveau der Baunachfrage in Deutschland annaehernd gehalten werden. Das Wohnungsbauvolumen uebertraf im Jahre 1994 (vorlaeufiges Ergebnis) mit 257 Mrd. DM das Vorjahresergebnis um 12,5 vH (Westdeutschland knapp + 9 vH, Ostdeutschland + 36 vH). Fuer das laufende Jahr wird mit einem weiteren Anstieg um knapp 6 vH gerechnet, wobei allerdings fuer Westdeutschland nur noch ein schwacher Zuwachs (ca. 2 vH) erwartet werden kann.
