Abstract

The article attends to the price development and the market situation of residential building land in Germany with a special focus on the largest cities. It shows which factors are responsible for the price surges and what consequences this has for the affordability of housing. We highlight that in recent years, transactions of residential land have decreased in the big cities, while sales volumes and prices have risen sharply. In particular, residential building land for multi-family housing has become more expensive than average. Finally, the article discusses how the scarcity of residential land can be overcome in the conflict area between sustainability claims, investors’ return expectations and socio-political considerations.
