Bautätigkeit in Westdeutschland: Nordregionen finden engeren Anschluß - Ausgewählte Ergebnisse aus der ifo Bauvorausschätzung/Regionen 1992-1995
Abstract
Auch für den westdeutschen Bausektor ergab sich infolge der Systemzusammenbrüche in Osteuropa und der deutschen Wiedervereinigung eine neue Konstellation der Rahmenbedingungen und Einflußfaktoren. Änderungen der Determinanten und der Prämissen bilden die Grundlage für Anpassungen der Sektorprognosen, und zwar sowohl für die gesamte Bautätigkeit als auch und insbesondere für die Differenzierung nach Bausparten und Regionen. In den letzten eineinhalb Dekaden war der gesamte westdeutsche Bausektor durch scharfe Entwicklungsgegenstände geprägt. In der regionalen Diffenzierung nach den fünf Großregionen schlägt sich zwar die Dominanz der Makrofaktoren in einer engen Parallelität der Konjunkturverläufe nieder, im Detail zeigen sich aber vor allem am aktuellen Rand bemerkenswerte Verschiebungen. Wohnungsfertigstellungen in den Großräumen: Ein- und Zweifamiliengebäude: War der Eigenheimsektor früher Stütze und Stabilisator des Wohnungsbaus, so ging es ab 1980 ziemlich rasch und - von kleinen Haken abgesehen - gleichmäßig bergab; bis zum Ende der vorigen Dekade hatte sich das Niveau nahezu halbiert.Mehrfamiliengebäude: In der langfristigen Durchschnittsbetrachtung geht es im westdeutschen Geschoßwohnbau schon seit langem bergab. Die Zwischenerholung bis 1984 reflektierte u.a. die zunächst in den Regierungswechsel gesetzten Erwartungen sowie die Wirkungen des befristeten Sonderprogramms. Danach stürzten die Fertigstellungszahlen aber erst recht "tief in den Keller", so daß 1988 mit nur noch 60 000 fertiggestellten Wohneinheiten ein Nachkriegstief realisiert wurde.Download Info
