Wohnungsbestandsdaten signalisieren besonders hohen Modernisierungsbedarf in Sachsen

Abstract

Der Bericht informiert über die Wohnungsbestandsdaten in Ostdeutschland. Besonders auffällig ist dabei der hohe Modernisierungsbedarf im Freistaat Sachsen. Insgesamt gibt es in den neuen Bundesländern im Herbst 1993 rund 2,3 Mill. Wohngebäude, wovon 2,235 Mill. bewohnt und rund 60.000 leer standen. Dabei wird im Vergleich zu den alten Bundesländern deutlich, daß weitaus mehr Wohngebäude mit mehr als drei Wohnungen und nur relativ wenige Einfamilienhäuser existieren. Die rein quantitative Wohnungsversorgung in Ostdeutschland ist weitaus schlechter als bisher angenommen. Die "durchschnittliche" Qualität der Wohnungen dürfte sich inzwischen dadurch verbessert haben, daß marode Bauwerke abgerissen und durch Neubauten mit besserer Ausstattung ersetzt wurden. Dennoch liegt die Rate der mit Einzelöfen beheizten Wohnungen mit 40 % auf relativ hohem Niveau. Das Durchschnittsalter der Wohnungen liegt bei weit über 50 Jahren. Besonders viele alte Wohnungen mit hohem Sanierungs- und Modernisierungsbedarf bestehen in Sachsen. Die höchste Leerstandsquote von Wohnungen wurde in Sachsen registriert.
