Zur Erschwinglichkeit von Wohnungsmieten und den sozialpolitischen Folgen

Abstract

Anders als den steigenden Neuvertragsmieten in vielen deutschen Großstädten wird den nur langsam steigenden Bestandsmieten wenig Raum in der öffentlichen Debatte um bezahlbaren Wohnraum eingeräumt. In diesem Beitrag zeigen Bernd Raffelhüschen und Sebastian Will auf Basis der Einkommens- und Verbrauchsstichprobe, dass die Einkommen in den zurückliegenden Jahren stärker gestiegen sind als die Bestandsmieten. In ganz Deutschland ist die Erschwinglichkeit des Wohnens zur Miete in den vergangenen zehn Jahren konstant geblieben. Die Autoren beleuchten die Verteilungsaspekte der Mietkostenbelastung durch Differenzierung nach Einkommen, Alter, Erwerbsstatus und Haushaltsstruktur. Aus der Heterogenität der subjektiven und objektiven Belastung können gesellschaftliche Spannungen entstehen.
