Performance within a recession: The converging trajectories of retail centres in the UK

Abstract

Using retail‐centre aggregated microeconomic data for over 65,000 retail and service units in the UK, we explore the differential influence of the 2007/8 economic recession on the performance of retail centres. For the first time in the context on town centre/high street analyses of performance, we employ growth and convergence models to examine whether centres with different vacancy rates in the pre‐recession period converged in the recession period that followed. The results indicate that the recession had higher negative influence on those centres that experienced lower retail vacancy rates in the pre‐recession period, leading to convergence in retail vacancy rates. Despite the negative effect of recession in the UK retail market, the results show that there were some retail centres which were resilient to the effects of recession. Finally, there is evidence that the location and the size of retail centres moderate the convergence path. Mediante el uso de datos microeconómicos agregados de centros de venta al por menor procedentes de más de 65 000 unidades de minoristas y servicios en el Reino Unido, se examina la influencia diferencial de la recesión económica de 2007/8 en el rendimiento de los centros de venta al por menor. Por primera vez en el contexto de los análisis del rendimiento de los centros urbanos y de las calles más comerciales, se emplean modelos de crecimiento y convergencia para examinar si los centros con diferentes tasas de locales vacantes en el período previo a la crisis convergieron en el período de crisis que le siguió. Los resultados indican que la recesión tuvo una influencia negativa mayor en los centros que experimentaron menores tasas de locales vacantes a nivel de minoristas antes de la crisis, que llevó a una convergencia de las tasas de locales vacantes en el sector minorista. A pesar del efecto negativo de la recesión en el mercado minorista del Reino Unido, los resultados muestran que hubo algunos centros minoristas que se mostraron resilientes a los efectos de la crisis. Por último, existen pruebas de que la ubicación y el tamaño de los centros comerciales de minoristas moderan la vía de la convergencia. 英国における65,000以上の小売業およびサービス業の事業体の、小売業を中心に集約したミクロ経済データを用いて、ショッピングセンターの業績に対する2007年8月の景気後退の特異的な影響を検討する。タウンセンター/ハイ・ストリートの業績分析という観点において初めて、成長と収束のモデルを用いて、景気後退以前の空き区画の割合が異なるセンターが、その後の景気後退期に収束したかどうかを検討する。結果は、景気後退はそれ以前の期間に空き区画の割合が低かったセンターにはかなりの負の影響を及ぼし、店舗空き区画の割合の収束をもたらしたことを示している。結果は、英国の小売業市場において景気後退の負の効果があったにもかかわらず、それに対してレジリエンスを示したセンターがいくつか存在したことも示している。つまり、センターの立地と規模により、収束の過程が抑制されることを示すエビデンスが存在する。
