Konut Fiyatlarına Etki Eden Faktörlerin Hedonik Fiyat Modeli ile Belirlenmesi Erzurum İli Örneği

Abstract

Bu çalışmanın amacı, Erzurum ilinde konut fiyatlarına etki eden faktörlerin incelenmesidir. Erzurum ilinde konut fiyatlarını etkileyen faktörlerin hedonik fiyat yöntemiyle tahmin edilmesi için Erzurum ilinde Temmuz-Aralık 2019 döneminde satışa konu 358 adet konut üzerine bir çalışma yapılmıştır. Çalışmada Erzurum ilini temsil edeceği düşünülen 7 semt (Şükrüpaşa, Kayakyolu, Yıldızkent, Yenişehir, Dadaşkent, Hilalkent ve Gez mahallesi) çalışmaya dâhil edilmiştir. Veriler anket yöntemi ile kişilerle yüz yüze görüşme yapılarak elde edilmiştir. Konut fiyatı bağımlı değişken, konuta ait temel faktörler ve bu faktörlere bağlı alt faktörler olmak üzere 29 faktör ise bağımsız değişken kabul edilerek model oluşturulmuştur. Modelde yarı logaritmik kalıp kullanılmıştır. Analizlerin sonucu olarak konut fiyatlarına etki eden temel faktörler; lokasyon, konutun bulunduğu kat, binanın yaşı, konutun ısıtma sistemi, asansör, kapalı garaj, ebeveyn banyosu, konutun oda sayısı, binanın ısı yalıtımı, konutun manzarası ve kamera sistemi değişkenleri olduğu tespit edilmiştir. Oluşturulan modele göre, bağımlı değişken (konut fiyatı) bağımsız değişkenler tarafından %73 oranında açıklandığı tespit edilmiştir. Değişkenlerden konutun kapıcısı, binanın bahçesi ve çocuk parkı değişkenleri oluşturulan modelde konutun fiyatını istatistiki olarak anlamlı bir şekilde açıklamadığı görülmüştür.
