Valoración agraria: contrastes estadísticos para índices y distribuciones en el método de las dos funciones de distribución

Abstract

En este trabajo se presenta una aportación original en el ámbito del método de valoración conocido como «de las dos betas» (en general método de las dos funciones de distribución), como es sabido, en este método el valor de un activo se establece a través del valor de un índice de referencia seleccionado. El proceso exige estimar una función de distribución para el índice y otra para el activo. En primer lugar se cuestiona el acierto de los índices elegidos para valorar los activos, a continuación se analiza la adecuación de las distribuciones de probabilidad seleccionadas para simular el comportamiento del índice y del activo. Posteriormente se presentan varios tests estadísticos, desarrollados a propósito de este método de valoración, que permiten contrastar la representatividad de los índices y la adecuación de los modelos probabilísticos. El trabajo finaliza con una aplicación práctica sobre la valoración de parcelas agrícolas en el Campo de El Ejido (Almería), donde el activo a valorar es la hectárea de terreno agrícola y el índice es el ingreso anual por hectárea...In this work an original contribution in the fiel of the «two betas» valuation method (in general method of the two distribution functions) is presented. As it is well-known, in this method the value of an asset is deduced from the value of a chosen reference index. The process requires to estimate a distribution function for the index and another one for the asset. In first place, the success of the chosen index to value the asset is questioned; next, fit of the chosen probability distributions to simulate the behaviour both of the index and the asset is analysed. Later, several statistical tests for this valuation method are presented, that allow us to contrast the representative ness of the inex and the fitting of th probabilistic model. This paper finished with a practical application about the valuation of agricultural parcels in the Field of El Ejido (Almería, Spain), where the asset to be valued is the price of a hectare of agricultural land and the index is the annual income per hectare.
