Real estate focused investments: the Health care sector in Italy

Abstract

Commercial real estate is growing faster in Italy and during the last years it reached the peak of € 11 billion of investments. Investors are currently looking for all the different asset classes characterised by different performance. In the last years the market has tried to satisfy the growing demand for new opportunities in not traditional asset classes by providing focused real estate investment vehicles. The article aims to evaluate the growing interest for one specific sector, Health care, that represents one of the most requested investment opportunity. The analysis considers both the performance of international Health care Reits and perspectives for these investments in Italy. The results highlight significant differences in the performance of focused Health care Reits with respect to the rest of the market. Moreover, the Italian market shows unique features that makes the investment opportunity potentially interesting for investors
