Precios de viviendas en Lima

Abstract

En este trabajo estimamos la relación de equilibrio entre el precio por m2 de las viviendas en Lima y sus fundamentos macroeconómicos desde 1998.I hasta 2013.IV. Los términos de intercambio, la cuenta corriente, el índice de imperio de la ley, la demografía y la capitalización bursátil resultan significativos y con los signos esperados. Luego, con el fin de evaluar si el precio de las viviendas se encuentra desalineado con respecto a sus fundamentos, construimos 10,000 secuencias de precios de equilibrio de las viviendas, a partir del remuestreo de la relación de equilibrio estimada. La evidencia muestra que el precio por m2 de las viviendas no se encontraría desalineado con respecto a sus fundamentos, a pesar del incremento observado durante los últimos años.
