The periurban city: why to live between the suburbs and the countryside

Abstract

Les 30 dernières années ont montré le développement d'un nouveau type de développement urbain en France, appelé périurbanisation. Une ceinture périurbaine est située hors d'une ville et elle est occupée à la fois par des ménages et par des agriculteurs. Les auteurs proposent un modèle de localisation résidentielle dans lequel des ménages font des migrations alternantes entre des emplois urbains et la ceinture périurbaine où ils bénéficient près de leur logement des aménités créées par les fermiers voisins. L'équilibre est atteint sur le marché foncier concurrentiel lorsque les enchères foncières des deux agents sont égales. Le modèle a une solution analytique qui permet de simuler des évolutions possibles (en particulier une baisse des coûts de migration alternante) et il est calibré sur des données françaises.
