Utilizing a limited sample size of annual observations, this study explains the demand for building society advances for house purchase in Northern Ireland and Scotland for the period 1970--89. The study assesses the nature of mortgage rationing present in the 1970s and early 1980s and concludes that equilibrium rationing was the prevalent form equating effective demand and supply. While the respective determinants of regional mortgage demand are compared, it would appear that variations in GDP and loan-value ratios, rather than adjustments in mortgage rates, are relatively more potent influences on mortgage demand. Cette étude évalue la nature de l'encadrement des prets hypothécaires aux années 70 et au début des années 80, et conclut que l'encadrement équilibré était le moyen le plus répandu d'égaliser l'offre et la demande effectives à l'époque. Dieser Aufsatz benutzt eine begrenzte Menge Stichproben jährlicher Beobachtungen zur Erklärung der Nachfrage nach Bausparkassendarlehen für Hauskäufe im Zeitabschnitt 1970--1989 in Nordirland und Schottland. Er beurteilt die Art der Hypothekenzuteilung, wie sie in den siebziger und Anfang der achtziger Jahre gehandhabt wurde, und kommt zu dem Schluss, dass ausgeglichene Zuteilung die vorherrschende Form der Gleichsetzung effektiver Nachfrage und des Angebots darstellte. Ein Vergleich jeweiliger Bestimmungsfaktoren regionaler Nachfrage nach Hypotheken zeigt, dass eher Schwankungen im Bruttoinlandsprodukt sowie Darlehens-Wertverhältnisse als Anpassungen der Hypothekenzinsraten verhältnismässig stärkeren Einfluss auf die Nachfrage nach Hypotheken ausüben.
