Commercial pressures for the development of car-orientated out-of-town shopping facilities have resulted in the emergence of unplanned retail parks in many British cities. The process of retail decentralization in Greater Swansea is examined and survey evidence is presented on the functional characteristics of the Swansea Enterprise Zone retail park. The retail park does not function as an integrated shopping centre. Instead, the superstores perform a strong convenience shopping function, while the retail warehouses serve the more occasional shopper. The retail park does not constitute a strong competitive threat to the city centre, but has a stronger competitive relationship with the nearby middle order shopping centres. THOMAS C. Le processus de décentralisation du commerce de détail dans la zone métropolitaine de Swansea se voit examiner, et de l'évidence provenant d'une enquête sur le parc commercial au sein de la zone d'entreprise de Swansea présenter. Le parc commercial ne fonctionne pas sous forme de centre commercial intégré. Par contre les grandes surfaces visent les achats réguliers tandis que les centrales répondent aux besoins moins fréquents des clients. Le parc commercial ne constitue pas de menace qui risque de défier la concurrence du centre-ville, mais concurrence de façcon plus sévére les centres commerciaux environnants d'ordre moyen. THOMAS C. Das Drängen des Marktes nach Bereitstellung von Einkaufsmöglichkeiten ausserhalb der Stadtgrenzen, die den Autobesitzer ansprechen, hat in vielen britischen Städten zum Aufspriessen von in der Planung nicht vorgesehenen Einzelhandels-'Parks’ geführt. Der Prozess der Dezentralisierung des Einzelhandels in Gross-Swansea wird untersucht, und Beweismaterial der Funktionscharakteristik des Einzelhandels-'Parks’ in der 'Enterprise Zone’ von Swansea, die die Untersuchung herausstellte, wird vorgelegt. Der Einzelhandels-'Park’ hat nicht die Stellung eines Komplexes mit umfassendem Angebot, sondern besteht aus Gross-geschäften zur nahegelegenen Befriedigung täglicher Bedürfnisse, und Einzelhandelswarenlager für gelegentliche Einkäufe. Der Einzelhandels-'Park’ stellt keinen besonders bedrohlichen Wettbewerb für das Stadtzentrum dar, wohl aber in einem gewissen Grade für die mittelgrossen Einkaufszentren der Umgebung.
