Согласование Субъективной Оценки Качества Жилого Объекта Недвижимости И Рыночной Ситуации С Использованием Теории Нечетких Множеств

Abstract

Предлагается метод оценивания жилого объекта в условиях нестабильного рынка, учитывающий как мнение продавца о качестве предлагаемого им объекта, так и существующие цены предлагаемых на рынке объектов-аналогов. Аналоги выбираются на основе критерия, учитывающего субъективное мнение продавца. Оценка вычисляется на основе сопоставления нечеткого множества, формализующего мнение продавца о качестве объектов, и нечеткого множества, формализующего понятие ценности этих объектов. Применение метода рассмотрено на реальном примере.
