Le patrimoine de logements en 1978

Abstract

[fre] D'après l'enquête logement de 1978, le parc de logements valait cette année-là 3 590 milliards de F courants, soit le double de ce qu'il valait en 1973 (1 820 milliards). Cette évolution recouvre des effets de prix et de volume assez délicats à démêler : la valeur moyenne d'un logement est de 161 000 F en 1978, soit 80 % de plus qu'en 1973, mais il ne s'agit pas du même logement (en surface, confort ou localisation). 81 % de ce patrimoine sont la propriété des ménages (comme en 1973), les progrès de l'accession à la propriété compensant le fléchissement de leur part en logement locatif au profit des sociétés. Il n'y a pas de bouleversement de la distribution de ce patrimoine par catégorie socioprofessionnelle : la forte progression des deux catégories extrêmes — les cadres supérieurs et les ouvriers — maintient entre elles le même rapport de 1 à 4,5 en patrimoine moyen par ménage. No se manifiesta trastorno en la distribución de este patrimonio por categoria social y profesional : la intensa progresión de ambas categorías extremas — cuadros superiores y obreros — mantiene entre ellas la misma relación de 1 a 4,5 en patrimonio medio por hogar. [eng] Housing in 1978 - On the basis of the housing survey of 1978, the existing housing in that year had a total value of 3,590 billion current francs, which was twice its value in 1973 (1,820 billion). This trend was due to effects of prices and volume which are somewhat difficult to separate : the average value of a dwelling in 1978 was 161,000 francs, that is, 80 % more than in 1973, but this does not refer to the same kind of dwelling (either in terms of floor space, comfort, or location). In 1978, 81 % of housing was owned by households (the same as in 1973). Here, the increase in the ownership of housing compensated for the decline in households' share of rented housing in favor of companies. There was no radical change in the distribution of the ownership of housing in terms of socio-professional categories : the high rate of growth in the two extreme categories — senior executives and blue - collar workers — kept the same ratio of 1 to 4.5 of average housing ownership per household.
