Investimento em activos imobiliários: rendibilidade e prémio de risco, 1987-1995

Abstract

Neste artigo pretende-se caracterizar o comportamento dos activos imobiliários portugueses. Para tal propõe-se uma metodologia de construção de uma sucessão dos rendimentos de investimento em activos imobiliários. Os resultados apontam para rendimentos superiores aos proporcionados pelos depósitos a prazo, pelos bilhetes do Tesouro, pelas obrigações e pelo investimento em acções; o risco determinado é marginalmente superior ao das categorias de investimento, com a natural excepção das acções, e os rendimentos apresentam grande estabilidade. Estuda-se também a correlação entre estes vários activos.
