Hat-e a lakóingatlanok árára az energiahatékonyság?
[Does energy efficiency affect the prices of residential units?]

Abstract

A tanulmány az energiahatékonyság és a lakóingatlanárak viszonyát mutatja be külföldi kutatási eredmények és egy saját számításon alapuló magyarországi esettanulmány alapján. A külföldi szakirodalom azt bizonyítja, hogy a hitelesen publikált magasabb energiahatékonyság megtakarításokat tükröző ártöbbletet hozhat; a hiteles közzététel azonban nem magától értetődő. A magyarországi esettanulmány a Faluház néven ismert budapesti panelépület felújítását értékeli, kihasználva, hogy a környező, egyéb tekintetben hasonló panelépületek nem estek át hasonló felújításon. Eredményeink szerint a Faluház lakásainak ára közel egytizeddel magasabb, mint amekkora felújítás hiányában lett volna, ami összhangban van a nemzetközi mérések tapasztalataival. Továbbá számításaink szerint a lakások árnövekedése az egyénileg elköltött felújítási összegnél magasabb, ám a külső finanszírozási összegekkel bővített teljes felújítási összegnél alacsonyabb.
