Türkiye''de Konut Piyasasının Talep Yönlü Analizi

Abstract

Bu çalışmada Türkiye’de konut piyasasının talep yönü araştırılmıştır. 1964-1997 dönemine ilişkin zaman serisi verileri kullanarak konut talep denklemleri tahmin edilmiştir. Özellikle gelir, fi yatlar genel düzeyi, reel konut maliyetleri, nüfus ve sanayileşmenin konut talebi üzerinde etkileri belirlenmiştir. Konut talebinin fi yat, gelir ve maliyet elastikiyetleri hesaplanmıştır. Tahmin edilen 7 farklı regresyon denklemlerinden elde edilen sonuçlara göre, konut talebi ile kişi başına düşen gelir arasında pozitif ve güçlü ilişkiler ortaya çıkmıştır. Gelir elastikiyeti, 1.9 ile 3.8 arasında çeşitli değerlerde bulunmuştur. Konut talebinin maliyet elastikiyetleri –0.1 ile –0.5 arasında, öte yandan fi yat elastikiyeti –0.03 ile –0.10 arasında değerler almaktadır
