Affitto o propriet?? Un modello di scelta residenziale urbana

Abstract

Numerosi studi evidenziano la correlazione tra scelte di tenure - affitto o propriet? - e i fenomeni di mobilit? residenziale. L?articolo illustra i risultati di un?analisi alla scala urbana su un campione di affittuari e proprietari. Il livello di attrattivit? della propriet? residenziale e l?effetto dell?housing affordability vengono esaminati attraverso un modello ad utilit? stocastica, confermando una riduzione delle possibilit? di accesso alla propriet?, anche in relazione al canone di locazione originario dei movers. Vengono inoltre simulati dei canoni teorici di accesso ottimale al mercato della propriet?. La divergenza tra i valori simulati e i canoni effettivamente rilevati nello stesso contesto, viene presentata come indicatore di disagio abitativo.
