Affitto o proprietà? Un modello di scelta residenziale urbana
Abstract
Numerosi studi evidenziano la correlazione tra scelte di tenure - affitto o proprietà - e i fenomeni di mobilità residenziale. L’articolo illustra i risultati di un’analisi alla scala urbana su un campione di affittuari e proprietari. Il livello di attrattività della proprietà residenziale e l’effetto dell’housing affordability vengono esaminati attraverso un modello ad utilità stocastica, confermando una riduzione delle possibilità di accesso alla proprietà, anche in relazione al canone di locazione originario dei movers. Vengono inoltre simulati dei canoni teorici di accesso ottimale al mercato della proprietà. La divergenza tra i valori simulati e i canoni effettivamente rilevati nello stesso contesto, viene presentata come indicatore di disagio abitativo.Download Info
