Estimación de la demanda de vivienda: Tenencia y gasto en servicios. El mercado metropolitano de México

Abstract

Estimating housing demand: owner-occupied and expenditure on housing services. The metropolitan market in Mexico. This paper analyses housing demand at tow levels: owner-occupying decision and expenditure on housing demand services. Ownership and renting market decision to obtain housing services rely on differences of both markets; housing expenditure estimation shows the consumer parameters in housing as homogeneous good and tenence explain the probability of being owner-occupying. These decisions are simultaneous, I use “Heckit” method to estimate both functions. I use permanent income hypothesis to specify the model. Several metropolitan markets are considered: Mexico City and the whole metropolitan market of Mexico, which includes two additional cities, Guadalajara and Monterrey. Evidence of simultaneity is found and this process is linked to restriction in consumption: If the consumer would have to decide how much to spend on housing services, without deciding to own or to rent, the expenditure would be higher. The probability of owner-occupying is explain by demographic variables: family size and age. The expenditure is explained by wealth and income variables. Moreover, the renting market is elastic respect to permanent income and inelastic respect to family size.// Este artículo analiza la demanda de vivienda en dos modalidades: ocupar vivenda propia (tenencia) y el gasto en servicios de vivienda. Habitar vivienda propia o tener acceso a estos servicio en el mercado de alquiler dependen de las diferencias que existen entre ambos mercados. La estimación del gasto en servicios muestran las pautas de consumo si la vivienda se ve como bien homogéneo y la tenencia explica posibilidad de ocupar vivienda propia. Estas decisiones son simultáneas y se utiliza el método Heckit para estimar las dos funciones. La hipótesis de ingreso permanente se incorpora en la especificación del modelo. Se consideran tres mercados metropolitanos: ciudad de México, Guadalajara y Monterrey. Existe evidencia de la decisión simultánea del consumidor y se observan restricciones en el gasto asociadas a este proceso: si un consumidor decide cuánto gastar en servicios de vivienda, sin decidir si habita vivienda propia o alquilada, el gasto sería mayor. La probabilidad que una familia habite vivienda propia esta explicada por variables demográficas: tamaño de la familia y edad. El gasto es determinado por la riqueza y el ingreso. Adicionalmente el mercado de alquiler es elástico con respecto al ingreso permanente e inelástico con respecto al tamaño de la familia.
