Environmental Quality and Housing Markets: Does Lot Size Matter?
AbstractAbstract This paper examines the influence of lot size on willingness to pay for locational environmental attributes for an urban coastal watershed. We compare traditional hedonic price functions with Parsons'(1990) weighting argument to determine whether or not traditional measures overestimate marginal prices. We find that relying on the absolute values of the coefficients associated with these variables could result in misleading estimates of marginal values. The comparisons are important especially if the estimated marginal prices are used to make policy recommendations and the price differentials are large, as they are for this study.
